NORTHCOTE HOUSE

Project description

This is a new house on an inner suburban block with the building located to allow potential for future subdivision of the site. The front of the house addresses heritage requirements and is in keeping with the existing streetscape and is constructed of bricks from the original house. Private side courtyards face the north sun and photovoltaic panels on frames will protect windows from summer sun. The upper storey cantilevers out into the back yard and shades windows facing the westerly rear yard.

Building form protects west-facing rear windows; passive solar design; internal thermal mass; north solar access to living areas; sunshading to north windows with photovoltaic pergola; rainwater collection for household use; good cross ventilation; ceiling fans; selection of appliances for energy efficiency; recycled materials; double glazing; timber window frames; low maintenance finishes; instantaneous gas heating; solar hot water.
